The project at 308 E 38th St consists of a complete renovation of the cellar, lobby of the building as well as the façade. To accommodate provide adequate natural light to the New common areas, a 150 SqFt hole in the first floor slab was cut to accommodate a new, custom staircase from the lobby into the cellar common area. The new Storefront and façade will allow for the natural light to permate into the cellar to create ambiance in the new space. The cellar level will now consist of a new lounge, kitchen, gym and the new staircase. New air conditioning units and air ducts are being installed to provide adequate air conditioning across the various uses in the Cellar. Careful coordination has been taking place across all trades to accommodate unforeseen and existing conditions as they have been found throughout the project. The lobby consists of new interior storefront as well as a complete renovation across the common area as well as a new Commercial Office Space. New flooring, reception area desk, custom millwork closets, elevator cab finishes highlight the renovation of the lobby.

The exterior portion of the project consists of a new façade and exterior storefront for the building, as well as a custom cantilevered canopy that traverses both the interior and exterior space. New exterior porcelain tile and exterior storefront system, along with custom aluminum accents will give the building a new and improved look. Careful coordination with the MTA is taking place to be able to protect a Landmarked portion of the exterior as well as keep traffic safe along Tunnel Entrance Street.
